Finance Options.
There are two ways of investing in a development project with us, either full cash funding or acquiring various style development loans. LUXE have a large number of contacts within the finance sector therefor it is easy for us to offer through our brokers/lenders competitive rates on finance. Therefore all of our project proposals from the early stages, are tailored around the basic attributes they would need in order to qualify for funding if needed.
Institutional Funding
In order to participate in a project with LUXE the minimum amount of capital needed is that to purchase the development site. This amount based on the clients comfortability, will be established in the introductory meeting. If the client wishes to use the least amount of capital possible, we suggest they acquire a finance facility. Some clients prefer using a lenders money to develop the project, this way the rest of their capital could be working somewhere else for them. However financing incurs interest rates and fees which vary depending on the chosen facility/size of project/financial position of the client, resulting in profit deductions.
Full cash funding
The option of full cash funding works better as an end result for both net profit and timescales. Solely because it saves you the cost of interest and fees when entering and exiting a build loan, eliminating the amount of time taken to arrange the funding. However even some of the worlds greatest investors still prefer to use a lenders money other than their own.
